Gozde Tanis

I am an Associate Solicitor specialising in Real Estate Finance, advising lenders, borrowers, developers and investors on a broad range of secured lending transactions. My practice includes bridging finance, development finance, buy-to-let lending, refinances and acquisition funding, acting on both dual and separate representation matters.

I regularly advise on complex transactions involving SPV acquisitions, refinancing structures to release equity, development funding arrangements and portfolio lending. I have experience acting on high-value matters, including development sites, mixed-use properties and time-critical transactions requiring detailed due diligence and careful risk management.

Much of my work is for bridging and development lenders, where speed of execution and commercial awareness are essential. I pride myself on providing pragmatic, solution-focused advice, understanding the commercial drivers behind each transaction and helping clients achieve their objectives efficiently while managing risk effectively.

Antecedentes

Gozde graduated with a First Class Honours LLB from City, University of London before completing the combined Master of Laws (LLM) and Legal Practice Course, graduating with Distinction. She qualified as a Solicitor in England and Wales in 2024 and specialises in Real Estate Finance.

Her experience includes advising lenders, borrowers, developers and investors on a wide range of bridging finance, development finance and secured lending transactions, acting on both dual and separate representation matters.

Gozde has experience managing complex and time-sensitive transactions, including development funding, refinancing arrangements, SPV acquisitions and commercial and residential property finance matters. She is recognised for her commercial approach, responsiveness and ability to deliver practical solutions within demanding timeframes.

Previous Experiance

Assisted a Bridging Lender

Acted as lead solicitor on a £12 million development finance transaction involving a 45-plot residential development site, including title restructuring and the transfer of assets into an SPV structure, whilst satisfying complex lender requirements.

Outcome achieved: Successfully completed the transaction and funding drawdown, enabling the development to proceed within the required timeframe.

Assisted a Borrower

Advised on the acquisition of an SPV company holding investment property assets for £1.6 million, funded by bridging finance and involving refinancing arrangements, extensive due diligence, and negotiation of warranties and indemnities.

Outcome achieved: Completed the acquisition and refinancing structure, allowing the client to acquire the asset and release equity efficiently.

Assisted a Bridging Lender

Acted on a time-critical real estate finance transaction where the borrower required funding within 48 hours to support ongoing construction costs on another development project.

Outcome achieved: Completed within 48 hours of instruction, ensuring uninterrupted project funding and avoiding delays to the client’s wider development programme.

Assisted a Bridging Lender

Advised on a £5.25 million bridging loan refinance involving urgent redemption of an existing facility accruing significant interest and requiring completion within a compressed timeframe.

Outcome achieved: Completed within 11 days of instruction, enabling the borrower to refinance on improved terms and redeem the existing facility promptly.

Development Lender

Advised on a complex development finance transaction involving residential development funding, detailed title review, security due diligence and compliance with bespoke lending conditions.

Outcome achieved: Successfully completed the transaction and secured funding, enabling the borrower to proceed with the development programme while protecting the lender’s position.

Outside of work

Outside of work, Gozde enjoys maintaining an active lifestyle through fitness, yoga and outdoor activities. She is passionate about travel and loves exploring different countries, cultures and cuisines.
