Ronald Fletcher Baker LLP is pleased to have advised Zedwell LSQ Limited, part of Criterion Capital, in lease renewal proceedings concerning the iconic Prince Charles Cinema in London’s West End.
The proceedings, brought under the Landlord and Tenant Act 1954, have concluded following agreement between the parties on a new 25-year lease. The agreement secures the long-term future of the cinema at Leicester Place. Criterion Capital is progressing its plans for a new Zedwell Capsule hotel on the upper floors of the building.
The RFB team comprised Partners Rudi Ramdarshan and Victoria Huxley, together with Senior Associate Nii-Amaa Ollennu.
Commenting on the resolution Rudi Ramdarshan said:
“Lease renewals under the Landlord and Tenant Act 1954 frequently involve parties whose commercial relationship will continue for many years. While landlords and tenants may have competing interests, both share an interest in ensuring that the property remains commercially successful and capable of meeting future demands.
This is particularly important in the West End, where the needs of visitors, businesses and property owners are constantly evolving. For portfolio landlords, an individual letting must also be considered in the context of the wider strategic vision for the building and surrounding estate.”
Victoria Huxley added:
We are pleased to have assisted our client in reaching an agreement which supports the continued success of an established and much-loved independent cinema while allowing further investment in the West End.
“The strength of the West End lies in its unique mix of culture, entertainment and hospitality. Its continued success depends on allowing the area to evolve while retaining the businesses and cultural attractions that make it such a distinctive destination.”
