You should involve a solicitor in your house-buying process from the point your offer is accepted by the seller. This will help the conveyancing process get underway, as the estate agents need to issue the sales memorandum to both solicitors so that contracts can be issued. 
Conveyancing fees are typically calculated based on the property price, type of property (leasehold or freehold), type of purchase (individual or company Buy to Let) and your mortgage. We also take into account whether you are the buyer or the seller, and the complexity of the transaction. Our conveyancing quotes will always include any legal fees, stamp duty (based on the information provided) and disbursements. 
Our conveyancing process consists of the following steps:
  1. Reviewing contracts of sale, lease agreements, the title of the property, protocol forms, and more, to ensure everything is correct and that the seller or leaseholder legally owns the property. We will also make any necessary amendments to the contracts and transfer.
  2. Reviewing the mortgage offer conditions.
  3. Ordering searches and inspecting search results upon receipt.
  4. Handling the exchange of contracts and the transfer of funds. 
  5. Ensuring Stamp Duty and other relevant costs to the local authority are paid. 
  6. Registering the transaction with the HM Land Registry. 
The length of the process depends on your individual situation and the type of purchase, however, on average it takes between 4-16 weeks to complete. For instance, leasehold purchases involve receiving the management and/or landlord pack which can take several weeks to receive.
