Kieran de Vares

Kieran advises on bridging loans, with a particular focus on transactions where speed is essential, as well as development finance matters ranging from light refurbishments to large-scale developments. He has experience dealing with both residential and commercial property as security.

Kieran represents borrowers and lenders on either a separate or dual representation basis. He manages transactions from inception through to completion, including drafting the full suite of lending documentation and preparing reports on title.

Kieran has assisted numerous first-time lenders in establishing their lending documentation and legal processes.

He graduated from Edge Hill University with an LLB (Hons) degree in Law before completing the Legal Practice Course (LPC) at the University of Law.

Outside of the office, Kieran enjoys spending time in the gym, booking spontaneous holidays and socialising with close friends and family.

Experiencia previa

• Acted for a Lender on a development exit deal for a £3m asset consisting of 12 newly built leasehold flats. Completed in less than 2 weeks to take out a high-interest-yielding development finance lender which was outside of term. 
• Completed a bridging loan refinance acting for a Lender on 3 fully occupied HMO properties in central Liverpool in 7 days despite potential breaches of C4 planning. 
• Dual representation auction purchase of a leasehold flat completed in 6 days from receipt of valuation despite a defective lease. Borrower completed within the 28-day auction deadline. 
• Advised a Lender on their full end to end legal processes from pre-loan enquiries to ROT and choice of suitable indemnities in order to streamline systems and boost conversion rates.
