H\u00fck\u00fcmetin Kirac\u0131 Haklar\u0131 Yasa Tasar\u0131s\u0131 (\u2019Tasar\u0131\u201c) parlamentodaki son a\u015famas\u0131ndad\u0131r ve y\u00fcr\u00fcrl\u00fc\u011fe girdi\u011finde, B\u00f6l\u00fcm 21\u201di kald\u0131racak ve sekt\u00f6r\u00fc B\u00f6l\u00fcm 8 kapsam\u0131nda g\u00fc\u00e7lendirilmi\u015f zilyetlik gerek\u00e7eleri ile tek bir d\u00f6nemsel kirac\u0131l\u0131k sistemine ta\u015f\u0131yacakt\u0131r.<\/p>\n\n\n\n<p>\u0130leriye bakmadan \u00f6nce, bug\u00fcnk\u00fc yasa hakk\u0131nda net olmak hayati \u00f6nem ta\u015f\u0131maktad\u0131r. 22 A\u011fustos 2025 tarihi itibariyle 21. B\u00f6l\u00fcm y\u00fcr\u00fcrl\u00fckte kalmaya devam etmektedir. Tasar\u0131 21 Temmuz 2025 tarihinde Lordlar Kamaras\u0131nda \u00dc\u00e7\u00fcnc\u00fc Okumas\u0131n\u0131 tamamlad\u0131 ve Eyl\u00fcl ay\u0131 ba\u015f\u0131nda yaz tatilinden sonra Lordlar\u0131n de\u011fi\u015fikliklerinin de\u011ferlendirilmesi i\u00e7in Avam Kamaras\u0131na geri d\u00f6necek. Kraliyet Onay\u0131'n\u0131n bu sonbaharda al\u0131nmas\u0131 ve 2026 y\u0131l\u0131 ba\u015flar\u0131nda y\u00fcr\u00fcrl\u00fc\u011fe girmesi beklenmektedir, ancak kesin ba\u015flang\u0131\u00e7 tarihi hen\u00fcz belirlenmemi\u015ftir.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>\u015eu anda bulundu\u011fumuz nokta: B\u00f6l\u00fcm 21 nas\u0131l i\u015fliyor (mevcut yasa)<\/strong><\/h2>\n\n\n\n<p>Ge\u00e7erli bir B\u00f6l\u00fcm 21 bildirimi (Form 6A), ev sahibine, genellikle h\u0131zland\u0131r\u0131lm\u0131\u015f prosed\u00fcr (y\u00f6nlendirilmedik\u00e7e duru\u015fma yap\u0131lmaz) yoluyla, m\u00fclkiyeti ele ge\u00e7irmek i\u00e7in evrak i\u015flerine dayal\u0131 bir yol sa\u011flar. Ge\u00e7erli olmas\u0131 i\u00e7in, ev sahiplerinin a\u015fa\u011f\u0131dakiler de dahil olmak \u00fczere yasal \u00f6n ko\u015fullar\u0131n ve zaman s\u0131n\u0131rlar\u0131n\u0131n bir kontrol listesini kar\u015f\u0131lamas\u0131 gerekir:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Minimum bildirim: en az iki ay.<\/li>\n\n\n\n<li>En erken hizmet: kirac\u0131l\u0131\u011f\u0131n ilk 4 ay\u0131 i\u00e7inde de\u011fil.<\/li>\n\n\n\n<li>Genel olarak tebligattan itibaren 6 ay i\u00e7inde (veya daha uzun bir tebligat\u0131n gerekli oldu\u011fu durumlarda tebligat\u0131n sona ermesinden itibaren 4 ay i\u00e7inde) dava a\u00e7\u0131lmas\u0131 gerekir.<\/li>\n\n\n\n<li>Depozito: depozitoyu koruyun ve \u00f6ng\u00f6r\u00fclen bilgileri sunun.<\/li>\n\n\n\n<li>Belgeler: Ge\u00e7erli bir gaz g\u00fcvenlik sertifikas\u0131, EPC ve g\u00fcncel How to Rent k\u0131lavuzunu (2015 Y\u00f6netmeli\u011fi uyar\u0131nca ba\u015flang\u0131\u00e7ta\/yenilemede) sunun. Kirac\u0131lar iki ay \u00f6nceden bildirimde bulunarak kirac\u0131l\u0131\u011f\u0131 sona erdirebilecek ve ev sahipleri m\u00fclkiyeti geri almak i\u00e7in B\u00f6l\u00fcm 8 gerek\u00e7elerine dayanmak zorunda kalacakt\u0131r.
