The proposed reforms were, it is fair to say, overwhelmingly tenant friendly with some of the key points being:\u00a0<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Kirac\u0131n\u0131n s\u00fcreci ba\u015flatabilmesi i\u00e7in 2 y\u0131ll\u0131k m\u00fclkiyet \u015fart\u0131n\u0131n kald\u0131r\u0131lmas\u0131;\u00a0<\/li>\n\n\n\n<li>Zorunlu uzatma s\u00fcresinin 90 y\u0131ldan 990 y\u0131la \u00e7\u0131kar\u0131lmas\u0131;\u00a0<\/li>\n\n\n\n<li>Kirac\u0131n\u0131n \u2018evlilik de\u011feri\u2019 \u00f6deme zorunlulu\u011funun kald\u0131r\u0131lmas\u0131;\u00a0<\/li>\n\n\n\n<li>Remove the ability of the <a href=\"https:\/\/rfblegal.co.uk\/tr\/icgoruler\/ti%cc%87cari%cc%87-mal-sahi%cc%87pleri%cc%87-i%cc%87ci%cc%87n-rehber-ki%cc%87ranin-bi%cc%87r-temsi%cc%87lci%cc%87-tarafindan-kabul-edi%cc%87lmesi%cc%87-haktan-feragat-anlamina-geli%cc%87r-mi%cc%87\/\">landlord<\/a> to recover their costs from the leaseholder in most situations.\u00a0<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Ancak, LFRA 2024 bir ba\u015flang\u0131\u00e7 tarihi vermemi\u015f ve yeni rejimin nas\u0131l i\u015fleyece\u011fine dair hesaplamalar yapmam\u0131\u015ft\u0131r, bu da \u00f6nerilen de\u011fi\u015fikliklerin yap\u0131lmas\u0131 i\u00e7in ikincil mevzuat\u0131n gerekli oldu\u011fu sonucunu do\u011furmaktad\u0131r.&nbsp;&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">There were however whispers that such tenant-friendly reforms would be challenged by large landlord groups as potentially being against their human rights as <a href=\"https:\/\/rfblegal.co.uk\/tr\/bilgi-tabani\/azinlik-hissedarinin-cikarilmasi\/\">removing<\/a> marriage value payments would potentially wipe millions of pounds from the <a href=\"https:\/\/rfblegal.co.uk\/tr\/hizmetler\/is-hukuku\/mulki%cc%87yet-davalari-i%cc%87si%cc%87\/kurumsal-i%cc%87sgalci%cc%87ler\/\">\u00f6zellik<\/a> market for no compensation.&nbsp;&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In the King\u2019s Speech, <a href=\"https:\/\/rfblegal.co.uk\/tr\/icgoruler\/i%cc%87sci%cc%87-parti%cc%87si%cc%87-i%cc%87s-hukuku-reformlari-2024\/\">Labour<\/a> confirmed that some of the changes proposed would require more time to consider but some of the low-hanging fruit could be dealt with in more short order.&nbsp;&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Bu ama\u00e7la, 2 y\u0131ll\u0131k sahiplik \u015fart\u0131n\u0131 aktif olarak kald\u0131ran ilk ba\u015flang\u0131\u00e7 y\u00f6netmeli\u011fi \u015fu anda y\u00fcr\u00fcrl\u00fc\u011fe girmi\u015ftir <strong>31 Ocak 2025 Cuma<\/strong> for <a href=\"https:\/\/rfblegal.co.uk\/tr\/icgoruler\/ti%cc%87cari%cc%87-ki%cc%87ralamanin-i%cc%87hlali%cc%87-ev-sahi%cc%87pleri%cc%87-hak-kaybindan-feragat-etmekten-sakinin\/\">lease<\/a> <a href=\"https:\/\/rfblegal.co.uk\/tr\/bilgi-tabani\/kira-uzatmalari\/\">extensions<\/a> of flats.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It <a href=\"https:\/\/rfblegal.co.uk\/tr\/icgoruler\/bir-vasiyetname-onceki-anlasmalarimi-iptal-edebilir-mi\/\">will<\/a> also act to scrap the ability of personal representatives to serve <a href=\"https:\/\/rfblegal.co.uk\/tr\/icgoruler\/bolum-146-i%cc%87hbarlari-ti%cc%87cari%cc%87-ev-sahi%cc%87pleri%cc%87-i%cc%87ci%cc%87n-bi%cc%87r-rehber\/\">notices<\/a> on behalf of a <a href=\"https:\/\/rfblegal.co.uk\/tr\/icgoruler\/bir-vasiyetnamenin-gecerliligine-itiraz-etmek-icin-hangi-adimlar-atilabilir-ve-merhumun-vasiyetname-dosyasinin-bir-kopyasini-almam-gerekecek-mi\/\">deceased<\/a> legal owner from the same date.&nbsp;&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Bu durum, \u00f6zellikle dairenin yakla\u015fan bir sat\u0131\u015fa konu oldu\u011fu durumlarda, uygulay\u0131c\u0131lar\u0131n kira uzatmalar\u0131n\u0131 nas\u0131l ele alacaklar\u0131 \u00fczerinde bir etkiye sahip olacakt\u0131r.&nbsp;&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>LFRA 2024'\u00fcn Yarg\u0131sal Denetimi<\/strong>&nbsp;<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Ironically the day before the implementation of the first implementation above, on 30 January 2025 a hearing at the Royal Courts of Justice granted <a href=\"https:\/\/rfblegal.co.uk\/tr\/icgoruler\/ronald-fletcher-baker-llp-selborne-chambers-si%cc%87gorta-pri%cc%87mi%cc%87-davasinda-temyi%cc%87z-i%cc%87zni%cc%87-aldi\/\">permission<\/a> for a group of six landlords permission on all grounds to apply for <a href=\"https:\/\/rfblegal.co.uk\/tr\/hizmetler\/ki%cc%87si%cc%87sel-hukuk\/gocmenli%cc%87k-hi%cc%87zmetleri%cc%87\/adli%cc%87-i%cc%87ncelemeler\/\">Judicial Review<\/a> of the LFRA 2024 on the grounds that it is incompatible with the Human Rights Act 1998.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Duru\u015fman\u0131n tamam\u0131n\u0131n Temmuz 2025 civar\u0131nda g\u00f6r\u00fclmesi beklenmektedir.
