A Lei de 1987 n\u00e3o se aplica a edif\u00edcios em que mais de 50% da \u00e1rea interior esteja ocupada para fins n\u00e3o residenciais.&nbsp;<\/p>\n\n\n\n<p style=\"padding-top:var(--wp--preset--spacing--20);padding-bottom:var(--wp--preset--spacing--20)\">A defini\u00e7\u00e3o de \u201cinquilino eleg\u00edvel\u201d na Lei de 1987 inclui os arrendat\u00e1rios e a maioria dos arrendamentos fixos ou peri\u00f3dicos, mas exclui os arrendamentos a prazo ou garantidos, os arrendamentos comerciais e agr\u00edcolas e os arrendamentos que dependem do emprego. Um inquilino que possua um contrato de arrendamento de tr\u00eas ou mais apartamentos num edif\u00edcio tamb\u00e9m est\u00e1 exclu\u00eddo da defini\u00e7\u00e3o de \u201cinquilino eleg\u00edvel\u201d.<\/p>\n\n\n\n<p style=\"padding-top:var(--wp--preset--spacing--20);padding-bottom:var(--wp--preset--spacing--20)\">A Lei de 1987 \u00e9 muito abrangente, uma vez que se aplica a \u201caliena\u00e7\u00f5es relevantes\u201d, que s\u00e3o aliena\u00e7\u00f5es pelo senhorio de qualquer propriedade ou interesse nas instala\u00e7\u00f5es (incluindo qualquer propriedade ou interesse nas partes comuns).<\/p>\n\n\n\n<p style=\"padding-top:var(--wp--preset--spacing--20);padding-bottom:var(--wp--preset--spacing--20)\">Partindo do princ\u00edpio de que os crit\u00e9rios de qualifica\u00e7\u00e3o est\u00e3o preenchidos, \u00e9 essencial que os requisitos da Lei de 1987 sejam rigorosamente seguidos.<\/p>\n\n\n\n<p style=\"padding-top:var(--wp--preset--spacing--20);padding-bottom:var(--wp--preset--spacing--20)\">Um senhorio que n\u00e3o cumpra os requisitos da Lei de 1987 comete uma infra\u00e7\u00e3o penal e pode ser sujeito a uma multa em caso de condena\u00e7\u00e3o.
