La Legge del 1987 non si applica agli edifici in cui pi\u00f9 di 50% della superficie interna \u00e8 occupata per scopi non residenziali.&nbsp;<\/p>\n\n\n\n<p style=\"padding-top:var(--wp--preset--spacing--20);padding-bottom:var(--wp--preset--spacing--20)\">La definizione di \u201cinquilino qualificato\u201d contenuta nella Legge del 1987 include i locatari e la maggior parte dei contratti di locazione a tempo determinato o periodico, ma esclude i contratti di locazione a tempo determinato o garantiti, i contratti di locazione commerciale e agricola e i contratti di locazione che dipendono dal lavoro. Un inquilino che possiede un contratto di locazione di tre o pi\u00f9 appartamenti nell'edificio \u00e8 anche escluso dall'essere un \u201cinquilino qualificato\u201d.<\/p>\n\n\n\n<p style=\"padding-top:var(--wp--preset--spacing--20);padding-bottom:var(--wp--preset--spacing--20)\">La legge del 1987 ha un'ampia portata, in quanto si applica alle \u201ccessioni rilevanti\u201d, che sono cessioni da parte del locatore di qualsiasi propriet\u00e0 o interesse nei locali (compresa qualsiasi propriet\u00e0 o interesse nelle parti comuni).<\/p>\n\n\n\n<p style=\"padding-top:var(--wp--preset--spacing--20);padding-bottom:var(--wp--preset--spacing--20)\">Supponendo che i criteri di qualificazione siano soddisfatti, \u00e8 essenziale che i requisiti della Legge del 1987 siano rigorosamente seguiti.<\/p>\n\n\n\n<p style=\"padding-top:var(--wp--preset--spacing--20);padding-bottom:var(--wp--preset--spacing--20)\">Il locatore che non rispetta i requisiti della Legge del 1987 commette un reato penale e pu\u00f2 essere soggetto a una multa in caso di condanna.
