The firm acts for variety of landlord and tenant clients including high net worth individuals, companies and groups advising on all aspects of residential services and block management with particular expertise in:-

  • lease extensions: preparation and service of relevant notices on behalf of landlords or tenants in respect of a claim for a new lease of a leasehold flat or house including advising as to entitlement and conducting or opposing the claim
  • lease renewals: preparation and service of notices in respect the renewal or termination of a business tenancy pursuant to the 1954 Act including opposing the same and conducting proceedings
  • enfranchisement: preparation and service of notices as to the acquisition of the freehold, advising as to entitlement and conducting or opposing the acquisition
  • service charges: recovery of services charge and ground rent arrears, commencing or defending applications as to reasonableness of service charges and consultation procedure or failure to consult
  • breach of lease: including disrepair, rent arrears, quiet enjoyment and other lease covenants by landlord or tenants
  • forfeiture: preparation and service of section 146 notices or responding thereto, forfeiture of the lease and regaining possession of the property, possession hearings and commencing or defending applications for relief from forfeiture
  • rights of first refusal: preparation and service of section 5 notice pursuant to the 1987 Act and acting on behalf of landlords or tenants as to the right  
  • right to manage: preparation and service of notice claiming the entitlement pursuant to the 2002 Act and challenging a claim by tenants
