Declaraciones de fideicomiso para fijar nuestros intereses usufructuarios en propiedades<\/h2>\n\n\n\n

Si se adquiere una propiedad a nombre de dos personas, puede ser en r\u00e9gimen de tenencia conjunta o en r\u00e9gimen de tenencia en com\u00fan. Si la propiedad se mantiene en r\u00e9gimen de tenencia conjunta, los propietarios no tienen partes diferenciadas y la propiedad pasar\u00eda autom\u00e1ticamente al superviviente.<\/strong><\/h4>\n\n\n\n

Si los compradores contribuyen de forma desigual al precio de compra, a la amortizaci\u00f3n de la hipoteca o al coste de las reformas y se desea que se reconozcan en la eventual venta de la propiedad, \u00e9sta deber\u00e1 ser tenida como inquilinos en com\u00fan. Cada propietario tendr\u00eda entonces una parte distinta de la propiedad. Tambi\u00e9n ser\u00eda aconsejable preparar una declaraci\u00f3n de fideicomiso. Este documento describir\u00e1 sus respectivos intereses en la propiedad y proteger\u00e1 cualquier contribuci\u00f3n inicial o futura a la propiedad.<\/p>\n\n\n\n

Si posteriormente se produce alg\u00fan cambio en las aportaciones respectivas de los propietarios, es importante hacer una nueva declaraci\u00f3n de fideicomiso para variar la original. <\/p>\n\n\n\n
