El incumplimiento de esta norma puede exponer a los propietarios y arrendadores a sanciones en virtud del Reglamento de normas m\u00ednimas de eficiencia energ\u00e9tica (MEES).<br><\/em><\/p>\n\n\n\n<h2 class=\"wp-block-heading has-2-xl-font-size\" style=\"padding-top:var(--wp--preset--spacing--20);padding-bottom:var(--wp--preset--spacing--20)\"><strong>Clasificaci\u00f3n EPC m\u00ednima y normas futuras<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\" style=\"padding-top:var(--wp--preset--spacing--20);padding-bottom:var(--wp--preset--spacing--20)\">Para 2027, la norma EPC se elevar\u00e1 a C, y el requisito m\u00ednimo aumentar\u00e1 a B para 2030. Actualmente, las Normas M\u00ednimas de Eficiencia Energ\u00e9tica impiden a los propietarios de locales comerciales en Inglaterra y Gales conceder nuevos contratos de arrendamiento a menos que tengan una calificaci\u00f3n EPC de E o superior.<br><\/p>\n\n\n\n<h2 class=\"wp-block-heading has-2-xl-font-size\" style=\"padding-top:var(--wp--preset--spacing--20);padding-bottom:var(--wp--preset--spacing--20)\"><strong>Multas por incumplimiento de las normas EPC&nbsp;<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\" style=\"padding-top:var(--wp--preset--spacing--20);padding-right:var(--wp--preset--spacing--60);padding-bottom:var(--wp--preset--spacing--20);padding-left:var(--wp--preset--spacing--60)\">El incumplimiento de esta normativa puede acarrear diversas sanciones, incluidas multas de hasta 150.000 libras en caso de infracci\u00f3n grave,<strong><em>&nbsp;<a href=\"https:\/\/ww3.rics.org\/uk\/en\/journals\/property-journal\/epc-requirements-commercial-property.html\">como aconseja la Royal Institution of Chartered Surveyors (RICS)<\/a><\/em><\/strong>. Estas sanciones tambi\u00e9n pueden dar lugar a la publicaci\u00f3n de los propietarios que incumplan la normativa en el Registro de Exenciones del Sector Privado de Alquiler (PRS), lo que Infracciones de menos de tres meses: Multa de 10% de la base imponible, entre 5.000 y 50.000 libras.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\" style=\"padding-top:var(--wp--preset--spacing--20);padding-right:var(--wp--preset--spacing--60);padding-bottom:var(--wp--preset--spacing--20);padding-left:var(--wp--preset--spacing--60)\">- Infracciones de m\u00e1s de tres meses: Multa de 20% de la base imponible, con un m\u00ednimo de 10.000 \u00a3 y un m\u00e1ximo de 150.000 \u00a3.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Los certificados EPC tienen una validez de diez a\u00f1os, a menos que se hayan realizado cambios significativos en el inmueble.<br><\/p>\n\n\n\n<h2 class=\"wp-block-heading has-2-xl-font-size\" style=\"padding-top:var(--wp--preset--spacing--20);padding-bottom:var(--wp--preset--spacing--20)\"><strong>\u00bfCu\u00e1les son las exenciones del EPC?&nbsp;<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\" style=\"padding-top:var(--wp--preset--spacing--20);padding-bottom:var(--wp--preset--spacing--20)\">En&nbsp;<a href=\"https:\/\/www.gov.uk\/energy-performance-certificate-commercial-property#:~:text=Exemptions,for%202%20years%20or%20less\"><strong><em>El Gobierno brit\u00e1nico aconseja<\/em><\/strong>d<\/a>&nbsp;que los propietarios no necesitar\u00e1n un EPC si pueden demostrar que el edificio es cualquiera de los siguientes:<br><\/p>\n\n\n\n<p class=\"wp-block-paragraph\" style=\"padding-top:var(--wp--preset--spacing--20);padding-right:var(--wp--preset--spacing--60);padding-bottom:var(--wp--preset--spacing--20);padding-left:var(--wp--preset--spacing--60)\">- <strong>Edificios catalogados o protegidos oficialmente:<\/strong>&nbsp;Los requisitos m\u00ednimos de eficiencia energ\u00e9tica alterar\u00edan inaceptablemente la estructura.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\" style=\"padding-top:var(--wp--preset--spacing--20);padding-right:var(--wp--preset--spacing--60);padding-bottom:var(--wp--preset--spacing--20);padding-left:var(--wp--preset--spacing--60)\"><strong>- Edificios temporales:<\/strong>&nbsp;Destinado a un uso de dos a\u00f1os o menos.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\" style=\"padding-top:var(--wp--preset--spacing--20);padding-right:var(--wp--preset--spacing--60);padding-bottom:var(--wp--preset--spacing--20);padding-left:var(--wp--preset--spacing--60)\"><strong>- Lugares de culto:<\/strong>&nbsp;Edificios destinados a actividades religiosas.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\" style=\"padding-top:var(--wp--preset--spacing--20);padding-right:var(--wp--preset--spacing--60);padding-bottom:var(--wp--preset--spacing--20);padding-left:var(--wp--preset--spacing--60)\">- <strong>Propiedades de baja energ\u00eda:<\/strong>&nbsp;Pol\u00edgonos industriales, talleres o edificios agr\u00edcolas no residenciales con un consumo energ\u00e9tico m\u00ednimo.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\" style=\"padding-top:var(--wp--preset--spacing--20);padding-right:var(--wp--preset--spacing--60);padding-bottom:var(--wp--preset--spacing--20);padding-left:var(--wp--preset--spacing--60)\"><strong>- Peque\u00f1os edificios independientes:<\/strong>&nbsp;Estructuras con una superficie total inferior a 50 metros cuadrados.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\" style=\"padding-top:var(--wp--preset--spacing--20);padding-right:var(--wp--preset--spacing--60);padding-bottom:var(--wp--preset--spacing--20);padding-left:var(--wp--preset--spacing--60)\"><strong>- Planes de demolici\u00f3n en marcha:&nbsp;<\/strong>Edificios destinados a la demolici\u00f3n, con todas las autorizaciones urban\u00edsticas y de conservaci\u00f3n necesarias.<br><\/p>\n\n\n\n<h3 class=\"wp-block-heading has-lg-font-size\" style=\"padding-top:var(--wp--preset--spacing--20);padding-bottom:var(--wp--preset--spacing--20)\"><strong>Requisitos de registro para la exenci\u00f3n del PRS<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Adem\u00e1s de las exenciones anteriores, la nueva normativa tampoco ser\u00e1 aplicable si los propietarios pueden demostrar lo siguiente:<br><\/p>\n\n\n\n<p class=\"wp-block-paragraph\" style=\"padding-right:var(--wp--preset--spacing--60);padding-left:var(--wp--preset--spacing--60)\">- <strong>Mejoras rentables:<\/strong>&nbsp;Si las mejoras del edificio no son rentables, y la calificaci\u00f3n sigue siendo inferior a E.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\" style=\"padding-right:var(--wp--preset--spacing--60);padding-left:var(--wp--preset--spacing--60)\">- <strong>Impacto en el valor de mercado:<\/strong>&nbsp;Si las mejoras devaluaran el valor de mercado de la propiedad en m\u00e1s de 5%.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\" style=\"padding-right:var(--wp--preset--spacing--60);padding-left:var(--wp--preset--spacing--60)\">- <strong>Desaf\u00edos del consentimiento:<\/strong>&nbsp;Si se requiere una autorizaci\u00f3n adicional, ya sea de la autoridad urban\u00edstica local o de un tercero, y se ha denegado para realizar mejoras energ\u00e9ticas.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\" style=\"padding-right:var(--wp--preset--spacing--60);padding-left:var(--wp--preset--spacing--60)\">- <strong>Exenci\u00f3n de seis meses para nuevos arrendadores:<\/strong>&nbsp;Para quienes se hayan convertido recientemente en arrendadores, se concede una beneficiosa exenci\u00f3n de seis meses al adquirir un local comercial. Este periodo de gracia da tiempo a los propietarios para mejorar la clasificaci\u00f3n EPC.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Los propietarios deben registrar las exenciones anteriores en el&nbsp;<strong><em><a href=\"https:\/\/www.gov.uk\/government\/publications\/private-rented-sector-minimum-energy-efficiency-standard-exemptions\/guidance-on-prs-exemptions-and-exemptions-register-evidence-requirements\">Registro de exenciones del PRS<\/a>.&nbsp;<\/em><\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">La responsabilidad de demostrar la exenci\u00f3n recae en el propietario, que no debe suponer que se aplica autom\u00e1ticamente ninguna condici\u00f3n. Estas exenciones tienen una validez de cinco a\u00f1os, y en caso de venta de la propiedad, el nuevo propietario no hereda la exenci\u00f3n autom\u00e1tica de las directrices prescritas.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading has-2-xl-font-size\" style=\"padding-top:var(--wp--preset--spacing--20);padding-bottom:var(--wp--preset--spacing--20)\"><strong>\u00bfC\u00f3mo pueden los propietarios cumplir los requisitos actuales del EPC (2025)?<\/strong>\u00a0<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Los propietarios pueden elevar sus calificaciones EPC a trav\u00e9s de los siguientes m\u00e9todos:<br><\/p>\n\n\n\n<p class=\"wp-block-paragraph\" style=\"padding-right:var(--wp--preset--spacing--60);padding-left:var(--wp--preset--spacing--60)\">- <strong>Aislamiento:<\/strong>&nbsp;Esto puede mejorarse mediante obras de revestimiento o renovaci\u00f3n, que son costosas, pero el aislamiento adicional tendr\u00e1 un efecto significativo en la clasificaci\u00f3n EPC.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\" style=\"padding-right:var(--wp--preset--spacing--60);padding-left:var(--wp--preset--spacing--60)\">- <strong>Ventanas, acristalamientos y aislamiento de paredes y techos<\/strong>: Mejore su calificaci\u00f3n EPC optando por un doble o triple acristalamiento, combinado con un aislamiento s\u00f3lido de paredes y tejados. Minimizar la p\u00e9rdida de calor es fundamental para mejorar la calificaci\u00f3n.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\" style=\"padding-right:var(--wp--preset--spacing--60);padding-left:var(--wp--preset--spacing--60)\">- <strong>Iluminaci\u00f3n:<\/strong>&nbsp;Cambie a iluminaci\u00f3n LED o fluorescente moderna para mejorar la eficiencia.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\" style=\"padding-right:var(--wp--preset--spacing--60);padding-left:var(--wp--preset--spacing--60)\">- <strong>M\u00e9todos de calefacci\u00f3n que ahorran energ\u00eda:<\/strong>&nbsp;Una caldera o un sistema de aire acondicionado ineficientes pueden afectar significativamente a su clasificaci\u00f3n EPC. Sustituya los sistemas antiguos por modelos modernos de alta eficiencia para reducir el consumo y los costes.<br><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<h2 class=\"wp-block-heading has-lg-font-size\" style=\"padding-top:var(--wp--preset--spacing--20);padding-bottom:var(--wp--preset--spacing--20)\"><strong>Para concluir...<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\" style=\"padding-top:var(--wp--preset--spacing--20);padding-bottom:var(--wp--preset--spacing--20)\">Los propietarios deben evaluar sus carteras inmobiliarias para garantizar el cumplimiento de los requisitos del EPC.
